California's First Wildfire-Resilient Neighborhood Nears Historic Certification

Dixon Trail in Escondido is set to become the first community to earn the Wildfire Prepared Neighborhood certification, with homes designed to reduce fire risks and address insurance challenges.

Dixon Trail, a 64-home development in Escondido, California, is on track to receive the first-ever Wildfire Prepared Neighborhood certification from IBHS.
The community incorporates fire-resistant materials, defensible landscaping, wider streets for fire breaks, and homes spaced 10 feet apart to mitigate fire spread.
Three families have already moved into the newly completed homes, with 20 of the 64 planned homes sold as of March 2025.
The project is viewed as a research initiative by KB Home to refine and scale wildfire-resilient construction in high-risk areas.
The certification aims to make homes safer and more insurable, addressing California’s rising insurance premiums and coverage challenges in wildfire-prone regions.
